Working in conjunction with Synergy Housing Solutions the project comprised 25 new dwellings, all two storey, some terraced, some semi-detached and some detached. Just over half were for rent ,the remainder for sale. Infrastructure work entailed sewer diversions and adoptable road and sewers.

The dwellings were timber framed, clad with a mix of facing brickwork and render, under a tiled roof, on precast concrete ground beam foundation supported by precast piles. The dwellings had normal internal finishing’s and services and associated external works including a public play area.

The major challenge and indeed a problem was in dealing with the supply authorities, particularly the sewer outfall and attenuation problems. The situation was one of slow and inadequate response and a great deal of indecision. They used the full amount, and a bit more, of their statutory periods to provide a solution and carry out the sewer outfalls.

On award of the contract, we worked together with the design team to achieve a scheme which overcame all of the difficult constraints the site presented.  We also were able to achieve a design which met with all the clients’ requirements in terms of Development Standards, Marketability and Innovation as 50% of the properties were for sale and 50% for rent. The scheme involved a complex foundation design, timber framed construction and extensive external works and sustainable drainage.
