The development consists of 2 Pairs of semi-detached houses, each house consisted of 2 one bedroom bedsits with the addition of communal kitchen and lounge as well as a staff/visitor sleepover. The houses were built in conjunction with Stockton Borough Council for people with Special Needs moving back into the community on behalf of Tees Valley Housing Association part of the Fabrik Group, Elliots Associates Cost Consultants and Browne Smith Baker Architects.

Works involved initial site clearance including removal of backfill from the previous building on the site, all new associated statutory services, as well as external hard and soft landscaping.

The construction is made up of traditional strip foundations, with masonry sub-structures, and concrete beam and block floor. Timber Frame superstructures, trussed rafters, roof construction with concrete interlocking tile roof coverings. External features include cedar, render and brickwork.

Internally the load bearing walls are timber stud partitioning with plasterboard both sides, and in the staircase additional plasterboard lining to provide the safe fire exit route. The new dwellings use domestic mechanical and electrical installations together with solar panel hot water heating. New Joinery including doors, door linings, architraves, skirtings, windowboards etc. throughout the properties. The windows are timber and painted grey.

 They were all fitted out with bathrooms and kitchens, decorated and floor coverings throughout.
